Discovery West residents will have access to 40 acres of parks, miles of trails, and proximity to all that nearby NorthWest Crossing has to offer, including a variety of dining options, shops and daily conveniences.
Variety of housing
Our community offers a variety of options for housing, ranging from single-family homes and cottages, to live-work townhomes and apartments. Following the transect concept, homesites on the western boundary will be up to 1-acre in size.
The transect
Discovery West is being developed under the “transect” concept of urbanism, where density decreases the farther you get from the urban core. This approach helps to mitigate negative impacts on wildlife and the threat of wildfire spread.
Firewise Community Status
We believe in building a safe and healthy community. That is why we’re committed to building Discovery West to be a fire-resilient community incorporating landscape and construction measures that help prevent the spread of wildfire should it ever be near. We received designation as a Firewise Community in 2024, which provides the framework for neighbors to work together to protect their properties from fire.

Launching in Fall 2024, Discovery Corner will act as the central hub of the neighborhood, featuring a variety of housing options, gathering spaces to meet with family and friends, and select dining and retail offerings.
Nearby Discovery Park extends from NorthWest Crossing into Discovery West, where residents enjoy parks, open space, and trails to explore and play. Discovery Park will continue to grow to 40 acres in future phases, adding discovery-themed art pieces, an interactive labyrinth, and a 3-acre formal park with play structures for the community to explore.
NorthWest Crossing is an amenity in and of itself. With dining, shopping, and other business services just west of the Discovery West neighborhood, there’s always something to experience and savor.
To the southeast of the property sit three public schools—Summit High School, Pacific Crest Middle School and William E. Miller Elementary School. This continuum of education in one place provides families with peace of mind and convenience. Not to mention the Central Oregon Community College and Oregon State University Cascades campuses are both within a few miles of Discovery West.
