Discovery West offers a few ways for owners to purchase homes. Here is a simple guide to help you determine which option might work best for you.
Buying a “Spec” home: When buying a “spec” home, it means that the Guild Builder has already purchased the lot, designed the home, received Architectural Review Committee (ARC) approval to build the home, is constructing or has completed construction on the home, and has listed the home for sale. The buyer is buying the home “as-is” at the completion of construction.
Buying a “Semi-Custom” home: When buying a “semi-custom” home, it means that the Guild Builder has already purchased the lot and designed the home, but the buyer has the opportunity to select some or all finishes, colors, and potentially make some minor changes to the floor plan. The home plan may or may not have already been through the ARC review process. The buyer is able to make some choices before the home construction is completed. Additional earnest money is required to cover the cost of upgrades, custom choices, and/or changes. The buyer buys the home at the completion of construction.
Buying a “Custom” home: When buying a “custom” home, it means the buyer, architect/designer and Guild Builder work together to select and purchase the right lot. The buyer is responsible for funding the construction of the home. The buyer is involved in the design of the home and the ARC review process and participates in making all choices, including selecting finishes and colors and landscaping.
