Have you been out to see us recently? If so, you’ll see new houses that run the gamut from just coming out of the ground, all the way to homes that already have families living in them. Builders have purchased all the homesites in Phase 3, and we’ll start to see more action on those lots very soon, with many already through the architectural review process.
Next up are 19 lots in Phase 4, which are currently in the engineering phase. Plans are to work hard this fall to get as much of the infrastructure work done as possible before the winter weather is in full swing. At the latest, we are anticipating this foundational work will be done by late spring 2022 and our builders will start creating even more homes next summer.
This is a particularly exciting Phase in the community, as it will be home to several different types of residential homes, including live-work units, townhomes, cottages and Mews (attached cottages). In addition, the central community plaza, Discovery Corner, will be a part of this area. The plaza will feature a sculptural fire pit, a variety of intimate gathering areas, along with space for small community events and potentially even food trucks.
As we look a little further into the future, Phase 5 will soon be undergoing some initial grading work to create buildable lots. These preliminary activities will be followed by engineering and infrastructure work, likely in the spring of next year. There will be a total of 50 more lots in this phase, adding significantly to inventory, although we won’t see any vertical construction activity here until 2023. There will be some fantastic view lots in this area of Discovery West, with some even backing onto open space.
While it is hard to look too deep into our crystal ball, our plan is to start work on Phases 6 & 7 in 2023, and 8 &9 in 2024. We have some busy – and exciting – times ahead in the Bend, Oregon neighborhood of Discovery West!
